The Streets of Buckhead — Atlanta's own Madison Avenue

With first-class malls, such as Phipps Plaza and Lenox Square, upscale boutiques and unique specialty stores, Buckhead already is a prime shopping destination for the Southeast. It's about to get better!

Ben Carter Properties LLC broke ground on The Streets of Buckhead, a $1.2 billion mixed-use real-estate project that will span seven city blocks and eight acres bordered by Peachtree Street, East Paces Ferry, Pharr Road and North Fulton Drive. The former Buckhead Village, which consisted of bars, clubs, and run-down and vacant buildings, will make way for "more than 500,000 square feet of luxury and fashion-forward retail, 330,000 square feet of office space, up to 1,000 luxury condominiums and apartments, and 4,700 parking spaces," according to Ben M. Carter, principal.

Carter envisioned a renaissance that would transform the area into a walkable, charming streetscape to tempt Atlanta natives and visitors alike to park their cars and stay a while.

"The Streets of Buckhead will provide multiple reasons for Atlantans to leave their cars behind and enjoy an upscale community environment in Buckhead ... it will be an extraordinary neighborhood for sophisticated tastes."

Although Buckhead is home to some of the Southeast's most affluent residents, it has never had "a true luxury, streetscape-style in-town experience like those found on Michigan Avenue in Chicago, Rodeo Drive in Los Angeles and Madison Avenue in New York," Carter notes, adding that he believes The Streets of Buckhead will create the kind of urban streetscape found only in the world's great cities.

Atlanta will see stores they've never seen before here. "In fact, 80 percent of the prospect list, those retailers we are in talks with, do not have freestanding sites in Atlanta; in some cases, their stores here will be the first ones outside of New York, L.A. or Miami," Carter says.

"The market dictates the true upscale nature of what we are doing here with regard to leasing," he says. "Key committed retailers include the internationally popular luxury brands Hermès, AG Adriano Goldschmied, Bottega Veneta, Domenico Vacca, Etro, Loro Piano and Borrelli."
Phase 1 will include the Buckhead Esplanade office building, the Hotel Monaco and Hotel "1" and residences, as well as many boutiques and restaurants. A grand opening is slated for 2010.
